  • Subject property is the term used for the property being appraised.
  • When you apply for a loan an Appraisal may be ordered.
  • CMA (comparative market analysis) is used by Real Estate agents to help determine an asking price for the property. CMA should not be mistaken for an appraisal; the appraisal report is supported with much more detail. The Lender will only use an appraisal report when deciding to lend or not.
  • An Appraiser is an objective third party person that has no financial ties to anyone involved in the transaction process.
  • All Appraisers are licensed by either AIC or CNERA or both and are continually furthering there education through mandated coursework.

  • There are two methods used to complete an appraisal report.
  • Cost approach: When it is estimated how much it would cost to replace the dwelling if it was destroyed. The cost approach is used for example for new properties when the costs to build are known.
  • Sales approach: Comparables are used in the sales approach method to estimate market value by comparing similar properties that have sold in the surrounding area.
